Manifest Digital’s 17,000 square foot “Always On” content studio represents a seven-figure investment and will open this summer in the @4240 lab and research facility. The studio will create social media content on demand and around-the-clock for clients such as Post Foods, Save-A-Lot, Nestle Purina and Wells Fargo Advisors.
Manifest Digital is the largest independent digital agency in the Midwest, with 130 employees and offices in St. Louis and Chicago. The St. Louis studio will be a blueprint for a similar space to be built for Manifest Digital Chicago in 2015. Forty employees will move into the new St. Louis content studio and Manifest plans to grow their St. Louis work force by 25% in the coming months. The studio will offer a suite of services from social media analytics to video production and will also be the new home of Manifest’s state-of-the-art UX Lab. St. Louis’ Nehring Design are the architects.
@4240 is already the home to several Washington University research administration, innovation and collaboration spaces. Husch Blackwell announced in February that it will open a new intellectual property office in @4240 this summer, and last year the Cambridge Innovation Center announced plans to open this fall its first expansion outside of Massachusetts called CIC – St. Louis in the building.
“This space will have more of a lab or newsroom feel than an office space, offering a 24/7 live feed of client social media assets and giving real-time analysis,” said Dan Curran, Manifest Digital partner. “Locating within the innovation hub that is @4240 and Cortex made sense to us. The space allows for future growth and partnership with other tenants and especially the CIC – St. Louis that is opening this fall.”
@4240 is developing into a concentration of critical innovation centers, technology, research and life sciences organizations, and service providers that support the development of their innovations. This includes companies in fields such as public relations, academics and law. With core and shell now complete, @4240 is a 183,000-square-foot multi-tenant lab and office space that rivals other centers of research in the United States.
The project is part of the Phase II development of the CORTEX Innovation Community, the heart of St. Louis’ innovation economy. Cortex is transforming a 200-acre mid-town industrial district into a vibrant, 24/7 mixed-use neighborhood to serve as the epicenter of innovation and entrepreneurship in the St. Louis region.

@4240 has the capability and infrastructure to support a variety of commercial and research organizations from small start-ups to established corporate users from around the country who are looking to relocate to or expand within St. Louis. The building is part of the $186 million second phase of development at CORTEX, which also includes the construction of an $45 million office building for BJC Healthcare and major public realm infrastructure improvements.
